Tax Appeals
By law, your current property assessment is assumed to be correct. As the taxpayer, you, or an attorney, must prove that the assessed value of your property “is unreasonable compared to a market value standard” in order to obtain a reduction to your assessment.
Property Taxes are determined by your town’s budgeting process. Therefore, the amount of your real estate taxes is not appealable. However, the total of your real estate assessment may be appealed, and an abatement will result in lower property taxes.
A public hearing at the County Board of Taxation may be required. As the taxpayer, you are required to be present at the hearing or be represented by an attorney admitted to practice in the State of New Jersey. Business entities, other than sole proprietorships, MUST be represented by an attorney.
